I Villas are the garden-and-roof duplex format found in Egyptian compounds: a lower unit with its own garden and an upper unit with a private roof, each sold separately under one villa envelope. They price well below a standalone in the same phase while keeping a private entrance, which is why they move quickly with younger families and with investors letting to them. Garden units and roof units are genuinely different products — one is priced on outdoor space at ground level, the other on privacy and view — so compare like with like when reading asking prices.

We currently list 66 i villa units for sale. Recent asking prices mostly fall between EGP 11M and EGP 19M. The largest concentrations are in New Cairo, Future City, 6th of October and Cairo. Sizes run from 165 to 340 m².
